Construction Project Manager

Job Description
Experienced project manager opening with a growing construction firm in the North Metro area.
The ideal candidate will have the capability to procure new business and delegate, when possible, to an assistant project manager.  An applicant with existing subcontractor relationships is desirable.
Responsibilities in this position will include (but will not be limited to):
  • Reviews project bid boards for potential projects and evaluates scopes for work we are best fit to do.
  • Estimates and produces hard bids in a competitive bid environment.
  • Maintains current bidding log and updates Won/Loss columns.
  • Coordinates, needs of field personal with project budget and constructability.
  • Manages Customer/subcontractor and design team relationships
  • Responsible for profit and loss on all awarded projects
  • Responsible for project schedule and material delivery for all awarded project
  • Must  be a well-organized and detail orientated.
  • Actively soliciting bidders
  • Managing project budgets and construction schedules
  • Prepare and issue scopes of work
  • Estimating
  • Contract Negotiations
  • Risk analysis & mitigation
  • Procuring New Business
  • Communication with owner & design team
  • Procure required permits & approvals
  • Regular meetings and ongoing communication with project manager, site superintendent, job foreman and customer(s)
  • Coordinates plans, specs, and bids to finalize subcontractor scopes.
  • Responsible for all aspects of multiple projects from start to finish.
  • Oversees the preparation of weekly & monthly reports on project progress.
  • Manages subcontractor/owner change orders.
  • Reviews and responsible for accuracy of entire subcontractors’ and suppliers’ pay requests; oversee the approval process.
  • Analyzes job costs and manages the project to the closing of final costs.
  • Logs and distributes new project documentation, including RFI’s, submittals and jobsite meeting agendas.
  • Resolves subcontractor disputes.
  • Executes successful completion and close-out and the acceptance of each project by the Owner.
  • Addresses warranty issues and completes final documentation.
  • Experience with working on a team and managerial responsibilities.
  • 5+ years’ experience as a commercial construction project manager.
  • Experience with actively seeking new business.
  • Bachelor’s in construction management or civil engineering is preferred.
  • Positive outside the box thinker.
  • Good communicator.
  • Able to read and understand plans and specifications (Contract Documents).
